We aim to provide you with an accurate assessment of the costs involved as soon as we can.

The following information aims to provide you with a guide as to how are charges are calculated. However, each property transaction is different and it is always better to speak to us as well as using the information available on our website. Our charges cover the work required to complete the purchase/sale/re-mortgage of your property; including dealing with registration at the Land Registry and the payment of any Stamp Duty Land Tax (stamp duty) if the property is in England, or Land Transaction Tax (land tax) if the property you wish to buy is in Wales.

For the purchase of a freehold house of a purchase price of up to £250,000 our legal fees would be approximately £1175 plus VAT and disbursements.
For the sale of a freehold house for a sale price of up to £300,000 our legal fees would be approximately £1225 plus VAT and disbursements.
For the re-mortgage of a freehold house with a £100,000 mortgage our legal fees would be approximately £945 plus VAT and disbursements.

In addition to our charges, there are also usually disbursements associated with the transaction that need to be paid as part of the conveyancing process. This is especially so when a mortgage is being used to finance a transaction. The most common forms of disbursements are listed here, please note the list is not exhaustive and there maybe other disbursements that may need to be paid.
This is the property transaction tax charged by HM Revenue & Customs on property transactions. This should always be budgeted for when calculating the costs associated with any property purchase. The rates of tax are set by central government and the rules relating to Stamp Duty can be complex.
